The property is the first private parcel available in the canyon when heading North out of Sedona. Key elements of the project include six structures that house 22 guest units and wellness amenities. The retreat is designed to cater to a growing demand for experiential stays, combining privacy with community engagement against the backdrop of Sedona’s natural beauty. Market Dynamics

Sedona exhibits strong market dynamics with a significant demand for short-term rental units, demonstrated by the visitor to STR ratio, which surpasses that of other top U.S. outdoor destinations. This indicates a substantial market opportunity for unique lodging solutions.

Visitors Per Year (VPY) / Visitors Per STR
  • Sedona, AZ: 3.5M / 1,200
  • Jackson, WY: 2.6M / 1,240
  • Aspen, CO: 1.5M / 715
  • Vail, CO: 1.5M / 406
Hotel Supply Gap

The Western US shows a significant gap in hospitality supply versus demand, especially for mid- to high-earning, adventurous travelers seeking design-focused accommodations. Sedona's lodging offerings currently oscillate between outdated B&Bs and high-end hotels, leaving a void Oxido Sedona aims to fill.

Sedona Competition:
  • L'Auberge de Sedona: $1,000/night
  • Enchantment Resort: $965/night
  • El Portal: $481/night
  • Briar Patch Inn: $429/night
Regional Highlights

Sedona is celebrated for its natural beauty and diverse activities, making it a premier destination for outdoor enthusiasts and those seeking spiritual rejuvenation.
